Once primarily commercial, Business Bay is now one of Dubai’s busiest residential districts. Around 240 towers occupy 64 million sq ft of canal-side land immediately south of Downtown. The atmosphere is cosmopolitan, with young professionals and expatriates forming much of the resident base alongside families in larger apartments. Green spaces are compact but well used. Bay Avenue Park, the Canal Lawn and Bay Square Park provide places for evening walks, while the Burj Khalifa, The Dubai Fountain and Dubai Aquarium are nearby.
Pharmacies, clinics, restaurants and everyday shops are available throughout the district. Emirates Hospital Clinic is nearby, while Mediclinic City Hospital is 10 minutes away by car. No school operates within Business Bay, so families use cars or school buses to reach Safa British School, GEMS Wellington Primary School and Jumeirah English Speaking School Al Safa. Nurseries such as Blossom and Learning Tree are closer. Sheikh Zayed Road and Al Khail Road support cross-city travel, and Business Bay Metro Station is 3 minutes from the tower by car.
