Iris Bay — WS Atkins' Crescent Icon Where Sheikh Zayed Road Meets Dubai Canal. Iris Bay (also known as Sheth Tower Iris Bay) is a 36-storey, 170-metre (558 ft) Freehold commercial office tower in Business Bay, developed by Sheth Estate International Ltd — a Dubai-based real estate developer.
The concept was launched in 2006 and the project was completed in April 2016. The architectural design was carried out by WS Atkins & Partners (now AtkinsRéalis) — one of the world's most celebrated engineering and design firms, known globally for projects including the Hong Kong Convention and Exhibition Centre, the HSBC Headquarters in London, and as co-designer of the iconic Burj Al Arab in Dubai. The main construction was executed by Al Habtoor Engineering Enterprises. The tower's design is immediately recognisable: two identical double-curved pixelated glass shells are rotated and cantilevered over a four-storey podium. The rear elevation is a continuous vertical curve punctuated by private balconies, while the front elevation comprises seven distinct zones of rotated glass — giving the building its crescent or ovoid silhouette that changes character with every angle and every hour of the day. The four-storey double-height arcade podium houses a ground-floor retail arena of 387,000 sq.ft total across the complex. The building offers a full range of office configurations: shell-and-core, fully fitted and shared offices (with access to meeting rooms, games area, lounge and swimming pool). One of the tower's most valued features is the provision of private balconies on all bay-facing offices from the 10th floor upward — a rare luxury in a commercial building of this class. The six parking levels (3 basement + 3 podium) accommodate 920 cars, and 6 high-speed elevators serve all 36 floors. The dual-axis position of the building — simultaneously facing Sheikh Zayed Road to the west and the Dubai Canal waterway to the east — gives Iris Bay a visual intensity and an address presence unmatched by most towers in the district.
