Business Bay is Dubai's central business district and one of its densest walkable cores: a canal-side cluster of towers along the Dubai Water Canal, sitting directly south of Downtown Dubai and separated from it only by Sheikh Zayed Road, with Al Khail Road forming the western edge. Young professionals, expatriates and internationally mixed households dominate the resident profile, drawn by cosmopolitan dining and the water's edge. Knight Frank has tracked the district's shift from a mostly commercial address to a live-work-play destination. The JW Marriott Marquis towers, at 355 m, remain its best-known landmark.
Day-to-day needs are covered inside the district. Bay Avenue Mall in the Executive Towers complex acts as the neighbourhood retail hub, backed by Choithrams, Spinneys, Carrefour Market and West Zone, community mosques and coworking floors from Regus and WeWork. Aster Clinic at Executive Towers and Emirates Hospitals Clinics handle routine care, with Mediclinic City Hospital in Dubai Healthcare City roughly ten minutes away. No schools sit within Business Bay's own boundaries, so families drive or use school buses to GEMS Jumeirah Primary School, Safa British School or JESS Al Safa.
