The Opus — The World's Most Recognised Office Address, Designed by Dame Zaha Hadid
The Opus is a once-in-a-generation architectural masterpiece — a 22-storey mixed-use development in Business Bay, Dubai, developed by Omniyat Properties and designed in its entirety, both exterior and interior, by the late Dame Zaha Hadid. It is the only building in the world where Zaha Hadid conceived every element — from the sculptural cube with its free-form central void to every surface, curve and material inside. Construction began in May 2008, the structure was completed in October 2017, offices were handed over in 2018, and the ME Dubai Hotel opened in February 2020. The design concept is a cube shaped by erosion, with a fluid void carved into its core. By day, The Opus's pixilated reflective façade renders it as a solid mass against the sky; by night, the illuminated void transforms it into a glowing beacon on the Business Bay skyline. The engineering feat behind The Opus is extraordinary: more than five international teams designed the double-curved bespoke glass façade, and the connecting bridge — at 71 metres above ground, spanning 38 metres with a width of 26 metres — represents one of the most complex steel-and-glass structures ever built in the UAE. Grade A offices occupy the mid-sections of the twin towers, offering boutique layouts in sizes typically ranging from 2,000 to 9,264 sq.ft, available as fitted, shell-and-core and corner units. The Opus holds the highest price per sq.ft ever recorded by Dubai Land Department for an office sale: AED 7,040/sq.ft (AED 20.2 million for a 2,879 sq.ft unit, September 2024). Average asking prices in December 2025 stood at AED 5,500–7,000/sq.ft, with rental rates averaging AED 276/sq.ft/year — significantly above the Business Bay commercial average. Every office floor commands panoramic views of Burj Khalifa, Dubai Canal and the Business Bay skyline through The Opus's iconic curved glass façade.
