One by Omniyat (One Business Bay) is a 35-storey, 161-metre Grade A commercial office tower in Business Bay, developed by Omniyat Properties through its subsidiary Omniyat Properties Development Corporation.

The master developer of the Business Bay community is Dubai Properties Group. The architectural design was carried out by Kling Consult. Construction began in December 2006 and the tower was completed in October 2010. At completion, it was valued by Dubai Land Department at AED 331,265,000 (approx. USD 90.2 million). One by Omniyat was Omniyat's first major commercial statement in Business Bay — and it announced the company's design philosophy from the outset: think differently. The tower's defining structural feature is a deliberate inversion of conventional high-rise logic: floor plates widen as the building rises, growing from 8,334 sq.ft at the first floor to 15,287 sq.ft at the 30th — making the upper floors almost twice the size of the lower ones. Three full floors at the top of the tower protrude dramatically beyond the building's contours, along with a catwalk extending in multiple directions — embodying the developer's guiding principle of 'thinking outside the box.' Total office space is 391,892 sq.ft across 35 floors, available as fitted, furnished and shell-and-core configurations. Office layouts vary per floor given the widening geometry; panoramic full-height glazing ensures Burj Khalifa, Dubai Creek and Business Bay skyline views from every level.
