A completed 29-floor tower of 39 hotel-serviced residences in Marasi Bay, combining generous apartments, duplexes and penthouses with a rooftop pool, gym, landscaped gardens and round-the-clock concierge.

The delivered tower contains 39 residences, giving it a scale closer to a private club than a conventional high-rise. Foster + Partners designed the residential block and neighbouring hotel as interlocking volumes on a shared podium, angled to protect privacy. Gilles & Boissier created the interiors. The mix includes apartments with two, three or four bedrooms, four-bedroom duplexes and six penthouses with four or five bedrooms. Standard residences span 3,900–10,000 sq ft, while the penthouses measure 9,400–17,700 sq ft across the top three floors. Some apartments have double-height ceilings, and layouts provide formal dining rooms, powder rooms, several bathrooms and balconies. Residents have an outdoor pool overlooking Downtown, a gym with yoga studios, seven landscaped gardens and private dining and function spaces. Valet parking, car care and a 24-hour concierge support daily life. Restaurants, cafés and bars occupy the ground floor, while Marasi Marina lies directly below.

Marasi Bay occupies the waterfront edge of the Burj Khalifa District, the modern rebrand of the wider Business Bay area, and was planned as a place where expensive homes sit beside premium workspaces, hospitality and wellness. Its anchor is Marasi Bay Marina, Omniyat's private superyacht harbour with a yacht club, the Signature Pavilion floating retail destination and overwater event spaces. Residents also get a 12 km promenade and a 30,000 sq ft floating island park reserved for Omniyat buyers. Beyond the marina, high-rise towers, canal-side walks and busy lounges set the district's city rhythm.

Everyday services extend across Business Bay. Bay Avenue and Bay Square provide shops, cafés and casual dining, while First Path Montessori and Hummingbird Nursery serve younger children. JSS Private School and Jumeirah English Speaking School Al Safa are five and seven minutes away by car. Emirates Hospital Clinic is a five-minute drive, Aster Clinic takes eight minutes and Mediclinic City Hospital takes nine. Burj Khalifa is seven minutes away, and Dubai International Airport is a 10-minute drive.

Interior

Gilles & Boissier shaped the interiors around calm, tactile restraint rather than display. Ceiling heights do much of the work: several residences carry double-height volumes, and the penthouses were conceived with soaring proportions to match their position on the upper floors. Daylight arrives from the marina side and shifts through the day, so living areas read differently at breakfast and at dusk. Floor plans reinforce that sense of space, running from 3,900 to 10,000 sq ft, with the penthouses between 9,400 and 17,700 sq ft.

Room programmes go well beyond the Dubai norm. A three-bedroom apartment covers 4,907 to 6,524 sq ft and includes four bathrooms, a separate kitchen, living room, dining room, powder room and balcony. Two-bedroom apartments measure 3,975 to 4,008 sq ft with three bathrooms and the same formal dining and powder-room arrangement. Delivery standards answer to two names, Omniyat's construction brief and Dorchester Collection's service brand, which is why kitchens, bathrooms and reception rooms were specified as one coordinated scheme rather than assembled apartment by apartment.

Infrastructure

Dining starts on the ground floor, where several restaurants, cafés and bars make coffee or dinner available without leaving the complex. Along the promenade, overwater retail and fine-dining venues follow the marina edge, including the floating Signature Pavilion. Farther inland, Bay Avenue and Bay Square cover everyday needs with cafés, casual restaurants and convenience shops used by residents throughout Business Bay.

The Dubai Mall is one minute away by car, while nearby parks include Bay Avenue Park, Business Bay Public Park and the district skate park. The complex also houses the UAE's first Dior Spa. Emirates Hospital Clinic is a five-minute drive, Aster Clinic takes eight minutes and Mediclinic City Hospital takes nine. Business Bay Metro Station is four minutes away, with RTA buses and direct road links to Sheikh Zayed Road and Al Khail Road.

The Lana – Dorchester Collection
About Us

Economic Attractiveness

Liquidity here rests on two names buyers already trust: Omniyat as developer and Dorchester Collection as the managing hospitality brand, in a building of only 39 apartments.

Get Full Investment Details

Marasi Marina frontage and Dorchester Collection service distinguish the residences from standard Business Bay apartments. The tower's 39-home scale also limits competing supply. Demand in the surrounding district draws support from proximity to Burj Khalifa, DIFC and Dubai Design District. Burj Khalifa is seven minutes away by car, while Dubai International Airport takes 10 minutes. Foster + Partners' architecture, hotel-style management and waterfront views strengthen the proposition for both residents and tenants. As the project is ready, purchases proceed as cash or mortgage resales rather than through a developer instalment plan.

Current asking prices across the building range from AED 37,000,000 to AED 78,000,000 for apartments, duplexes and penthouses. Business Bay is a designated freehold zone, allowing foreign buyers to register full ownership in their own names. UAE residential purchases carry no VAT.

icon

For Rent

The tower has no verified rental listings or lease transactions, so Business Bay provides the relevant benchmark. Canal-view two-bedroom apartments in the district rent for about AED 170,000–220,000 a year. Gross yields ranged from 5.5% to 7% in February 2026, with larger luxury apartments generally at the lower end. Business Bay rents rose 18.2% year on year in RERA's Q4 2025 report, while district vacancy fell below 6% in Q1 2026.

icon

For Living

Dorchester Collection management brings hotel-style service to private residences. A 24-hour concierge and valet parking ease daily routines, while Gilles & Boissier interiors and apartments from 3,900 sq ft provide formal dining areas, generous bathrooms and balconies. The marina promenade suits evening walks, and Burj Khalifa is seven minutes away by car. Schools in Al Safa are also close. Peak-hour traffic can be heavy, with buses often more practical than the metro for short trips.

icon

For Resale

Resale prospects benefit from the limited supply of waterfront residences in Marasi Bay. DLD records show four apartments sold in the building at an average of AED 36,087,500 over the last 12 months. Wider demand is also active. Business Bay recorded 6,601 transactions worth AED 22.5 billion in the first half of 2025, making it Dubai's second most transacted area. In February 2026, the district's price reached AED 2,673 per sq ft.

UAE Golden Visa

Residence Visa

When purchasing a property from AED 2M (USD 545K), you can apply for a 10-year Golden Visa. This visa is renewed as long as you maintain ownership of the property.

Visa for Your Family

Your family members, including your spouse and children, can also get a Golden Visa. Once you receive a residence visa, you can continue your studies in the UAE, enjoy tax benefits, and conduct business in the country.

Project Materials

Developer of The Lana - Dorchester Collection

Omniyat is a privately held Dubai developer known for design-led luxury projects in the city's most established addresses.

Founded in 2005 and owned by Mahdi Amjad, Omniyat develops residential, commercial, hospitality and retail projects across Dubai. Its approach centres on collaborations with internationally recognised designers, including the late Zaha Hadid on The Opus and Steve Leung. Delivered work includes ANWA in Dubai Maritime City, a 44-floor tower with 229 residences, as well as The Sterling, The Pad and The Binary.

Location The Lana - Dorchester Collection by Omniyat

The tower stands on Marasi Drive at Marasi Marina, between Business Bay and Dubai Design District. Downtown Dubai is nearby, and Burj Khalifa is seven minutes away by car.

Drivers can reach Sheikh Zayed Road in about seven minutes, with Al Khail Road providing another direct route across Dubai. The Dubai Mall is one minute away by car. At home, the marina promenade, yacht berths and floating island park are accessible without driving.

Dubai International Airport is roughly 10 min from Marasi Bay, and Al Maktoum International is served by the same highway network. Business Bay Metro Station on the Red Line covers rail journeys, supported by RTA bus routes across the district. Because the area is spread out, buses tend to be the more practical option for short local trips, while parking and traffic tighten noticeably at peak hours.

FAQ

Below are the questions buyers and tenants raise most often about this building, its residences and the surrounding district. If something you need is not covered here, our advisors can walk you through current availability and the purchase process at your convenience.

Ask a Question

How many residences are there in the building?

The residential tower contains 39 apartments across 29 floors. Six are penthouses on the top three floors, with four or five bedrooms and areas of 9,400–17,700 sq ft. Other residences span 3,900–10,000 sq ft. The mix includes apartments with two, three or four bedrooms, plus four-bedroom duplexes. This limited collection is much smaller than the inventory found in many Business Bay towers.

Who is responsible for managing The Lana Residences?

Dorchester Collection manages the residences and provides hotel-style hospitality. Services include a 24-hour concierge, valet parking and car care, along with staffed shared areas such as the private dining and function room. Foster + Partners separated the residential tower from the neighbouring hotel block while linking both volumes on a shared podium. Omniyat Properties developed the project, and the same service standards apply throughout the residential building.

What are the payment terms at The Lana Residences?

The project is ready, so purchases are resales completed with cash or mortgage finance. No current developer instalment plan has been confirmed. Buyers should also budget for the 4% Dubai Land Department transfer fee; UAE residential purchases carry no VAT. Golden Visa qualification no longer requires a 50% upfront payment. Since February 2026, eligibility has rested on the property's DLD valuation.

How much does an apartment in the building cost?

Current asking prices range from AED 37,000,000 to AED 78,000,000 across seven listed apartments. The average asking price was about AED 57,178,067 over the last six months. DLD records show four apartments selling for an average of AED 36,087,500 during the last 12 months, reflecting completed transactions rather than current asking levels. A four-bedroom penthouse also sold for AED 139,000,000 in a record transaction for the Burj Khalifa District.

Can foreign buyers own property here?

Yes. Business Bay, including Marasi Bay in the Burj Khalifa District, is a designated freehold zone. Buyers of any nationality can register full ownership in their own name with the Dubai Land Department, without a local partner or leasehold structure. Ownership rights continue on resale or inheritance. Depending on the DLD valuation, a purchase may also support a long-term residency application.

What views do the apartments have?

Marasi Marina and its yacht berths lie directly below the tower, with the waterfront promenade following the canal edge. Other outlooks face the Downtown skyline and Burj Khalifa, which is seven minutes away by car. Foster + Partners angled the residential and hotel volumes to protect sightlines and privacy. Some apartments have double-height ceilings, while the penthouses occupy the upper three floors and command the broadest views.

Is this a good area for families with children?

Business Bay can suit families who want large apartments and a central address, although the district has no schools of its own. Local nurseries include First Path Montessori, Hummingbird Nursery, Maple Bear Pre School and Canadian Kids Nursery. JSS Private School and Jumeirah English Speaking School Al Safa are five and seven minutes away by car. Bay Avenue Park, Business Bay Public Park and Downtown Dubai add nearby outdoor and family activities.

What rental income can an owner expect?

No verified rental listings or lease transactions are available for this tower, so a project-specific income figure cannot yet be stated. In Business Bay, canal-view two-bedroom apartments rent for roughly AED 170,000–220,000 a year. District rents rose 18.2% year on year in RERA's Q4 2025 report, the strongest increase among Dubai's major submarkets. Vacancy in Business Bay also fell below 6% during Q1 2026.

How far is the airport from the residences?

Dubai International Airport is 10 min away by car. Business Bay Metro Station takes four minutes to reach, while the Burj Khalifa / Dubai Mall Metro Station takes five. RTA buses serve trips within the district, and drivers have access to Sheikh Zayed Road and Al Khail Road. Traffic and parking become tighter at peak hours, so journey times within Business Bay can vary during busy periods.

Who designed the building and its interiors?

Foster + Partners designed the architecture, arranging the residential tower and neighbouring hotel as two interlocking volumes on a shared podium. Gilles & Boissier created the residential interiors. Developer Omniyat Properties was founded in 2005 and regularly works with internationally recognised designers. Its portfolio includes The Opus, designed with the late Zaha Hadid, and ANWA in Dubai Maritime City, a delivered 44-floor tower with 229 residences.
