Business Bay begins where Downtown Dubai ends, separated by Sheikh Zayed Road, and follows the Dubai Water Canal southwards. Al Khail Road borders its western side. Residential high-rises stand alongside Grade A offices such as The Opus, The Exchange, The Burlington and Iris Bay. Young professionals, expatriates and couples are drawn to the canal promenade, local parks and busy restaurant scene.
Bay Avenue provides local shops, restaurants, clinics and nurseries. Emirates Hospitals Clinics and Aster Clinic cover routine care, while Mediclinic City Hospital is 11 minutes away by car. Business Bay has no schools within its boundaries: JESS Al Safa is a 2-minute drive and GEMS Jumeirah Primary School takes 7 minutes, with other schools in adjacent communities. Downtown Dubai and DIFC are close, and Dubai International Airport is 13 minutes away by car.
