The Citadel Tower is one of the first major commercial towers completed in Business Bay. The 48-storey building stands 201 metres tall, designed by DAR Consult and developed by Deyaar Development PJSC. Construction began in July 2006, with completion in 2010. The project was valued by DLD at AED 303,446,000 (approximately USD 82.6 million).
The tower structure comprises three basement parking levels, a ground floor, mezzanine, six-storey podium and 41 office floors. The total built-up area is 1,100,000 sq. ft., of which 565,000 sq. ft. is office space and 29,000 sq. ft. is retail. The tower houses 406 commercial units in total.
The tower features a fully glazed curved façade that tapers at the corners into a rectangular frame, opening up panoramic views of the canal. Inside — a double-height lobby and a transparent panoramic lift running the full height of the building.
Offices range from 883 to 2,874 sq. ft. in three configurations: standard, fitted and Shell & Core. Ground-floor retail units range from 2,100 to 2,335 sq. ft. Upper floors offer views of Dubai Water Canal and the city skyline. Units are equipped with backup power and high-speed internet.
Average DLD transaction prices are AED 1,860–2,930/sq. ft., rental rates from AED 65,000 to AED 120,000 per year. Freehold ownership, immediate availability and prices from AED 825,000 make the tower one of the most attractive commercial addresses in Business Bay.
